How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

The room really is not soundproof. You can hear anyone speaking or walking in the room.

Poor breakfast
Excellent location! A place to disconnect from everything and engage with nature. Besides not being in the main Villa (currently in renovation) we had a fantastic experience. The room was big, clean and the bed was very comfortable. Bathroom was new and spacious. At night when it gets a bit cold, the heater warms the room in less than 15 minutes. I highly recommend this gem. Perfect spot if you have a car and want to visit Lake Como.

The hotel has a breakfast terrace with a beautiful view of the lake. Unfortunately during our stay it was closed due to Covid or renovation. Lack of information, and it would be worth informing. Breakfast was served in the morning to the room.
A great place for people who value quiet and peaceful locations. Communing with nature is the greatest asset of this place. An ideal place for pet owners who are welcome. Nearby a lot of tasty restaurants with local food.

The restaurant was closed so we had to go to the city to have a dinner.
A great place in the nature, up in the mountains. Perfect for relaxing.

The sound insulation of room is weak. We could hear the neighbors due to the wooden floors. The shower (pressure and temperature) is difficult to regulate
The villa is situated in a very green and quiet area. The house is quite old and charming. It has a lovely garden. There are many good restaurants around (you can ask the staff for advice). It is close to the lake by car.

Downsides associated with an old building: Our room was cold when we arrived, although this was addressed with an electric heater. Bathroom facilities were basic. Other problems: - No hairdryer - Breakfast was poor compared to other hotels in the area at a similar price level. No meat or cheese available. Eggs clumsily prepared (eg over-salted omelette, fried eggs cooked until yolk powdery) - Dinner was better than breakfast, but was still mediocre. E.g. several items appeared to have been reheated in a microwave
Pretty location with good views. Historic building. Friendly dog.

There were a few things, however, we felt were below our expectations, and frankly, below Villa Simplicitas standard. First of all, our room on the ground floor had a problem with insects. I know this is in the middle of nature and we are not queasy about two or three bugs, but there were at least a dozen bugs crawling in the bedroom, an insect trap under the curtain was testimony to the problem, but unfortunately it didn't help. When one of our kids had the bugs in her bed, the tranquility was over... Second, the two foldaway beds for the kids (who are in fact young adults at 18 and 16) just didn't work out in terms of comfort and convenience. This was camping standard and not what you would expect from a room advertised as for 4 persons. Third, there is an overall worn-out feeling to room, carpet, wallpaper and furniture. At least our room was in need of an overhaul and a renovation. I am sorry to write this, because we are still huge fans of Villa Simplicitas, but this time we were simply disappointed in terms of cleanliness, comfort and quality of accommodation.
Villa Simplicitas is a beautiful place up in the hills above Lago di Como. The old main house and the accompanying annex build a little haven of peace right next to quaint but lively village San Fedele Intelvi. The tranquility, the nature and the surroundings here are unbeatable. Due to COVID the restaurant is not open and the main building is closed because under construction. We stayed in the annex next to the old villa. But even under constrictions, Simplicitas is still worth a visit – we came here for the third time already. The staff was exceptional as ever, bringing us fresh Brioche in the morning because of our early start towards Germany. Check-In and Check-Out were strictly online, as well as payment and transfer of invoice, all this made the stay very convenient, even in pandemic times.
