Beds were hard. But rooms were clean and inviting.

Staff was amazing. Agi was amazing!!! He was everywhere doing everything thing and was super friendly all of the time, positive and always so helpful. Domi in the restaurant was also amazing and accommodating. Front staff was very helpful always.

My parents reported a bit of a foul odour from their bathroom toilet - this just seemed to be a sewage smell from the drains that was maybe beyond the hotel to fix but it was noticeable when in there. They also had an issue with the bathroom door lock sticking when it was closed. In the end they just lived with this as they enjoyed the hotel and didn't bother to report. One of the steps near the lifts and on the way to some of the rooms was a bit hard to see and my father took a tumble. He was okay thankfully and afterwards we noticed a sign on the wall in Italian showing a man falling, but it was only something we spotted after the fact. Maybe they could put some sort of different coloured rug or material there to make it stand out more, or even a sticker on the floor itself.

Lovely hotel set outside of the main centre of Rome but within 30 minute walking distance to the Centro Storico (on more than one occasion my 80 and 75 year old parents walked to that area from the hotel, although they are fit and healthy for their age). The Colosseum and metro stations / transport links are even closer, so you certainly have options to access the major tourist parts of the city in a variety of ways. The setting was wonderful - you can walk to the Orange Gardens overlooking Rome in 5 or 10 minutes and this was a lovely place to spend some time and see Saint Peter's dome far across the river. Likewise, another 5 or 10 minutes and you go past the Rose Gardens which are also lovely. The hotel grounds are great - lots of greenery and in a quiet and tranquil part of Rome. We enjoyed spending some time in the hotel after getting back from sightseeing and the change of pace proved welcome. Great staff - especially a lovely chap from the Phillipines whose name I forget, but who served us in the outside bar area on several occasions. He was very professional but also friendly and approachable and was a credit to the hotel.

Genuinely cannot think of anything! I guess the hotel wasn't in the centre? But if it was, you wouldn't have been able to stay in such a lovely calm hotel with such a lovely garden / breakfast area / patio. If I really have to mention something, then maybe that the wardrobe was quite small for 2 people? And the hairdryer was also quite old / not the strongest.

Insanely good value for money, we loved the location - slightly out of the city centre in the most beautiful neighbourhood, but still only 20 min walk to Colosseum / 35 min walk to Trevi fountain etc. Beautiful big hotel room, really friendly and attentive staff, the list goes on and on and on. Also: really big bed!

The Villa San Pio is our go to place whenever we are in room. It’s super quiet in a nice family neighborhood yet minutes from the circus Maximus. The hotel is a cute boutique hotel beautiful

I guess it would be no air-conditioning.

Stayed there for 5 nights and it was very comfortable. They said no air-conditioning. I guess they run it in summer time. It was cool at night so that wasn't bad. We got the 4th floor room with a balcony. Awesome view of the front of the building. Nice bed, nice restroom. Really enjoyed our stay. Very good breakfast.

Unpleasant rude waiter in restaurant, which was a shame because all the other staff were lovely, but he was horrible. Not much soundproofing - we could hear the people in the next room.

We loved the place.Location was great,walking distance to many places, a silent neighbourhood.Great staff, a beautiful garden.. We enjoyed the drinks in the evening. Definitely recommend it, and we will be happy to come back one day.
