The only minor thing is that it felt a bit cold in the room on the ground floor, the floor is very cold as it's all tiles.. but during summer time, this is very helpful to cool down, I guess...

Beautiful villa next to canal, very nice garden, spacious room. Staff were so nice and helpful. We came with our dog and the provided a bed and bowl for her, they were super welcoming. Breakfast was also very good and with a big variety. Location very central.

It’s very well situated but beside the wonderfully helpful staff it has two gardens (a rarity in Venice) this Pensione is always our first choice as a place to stay when in Venice.

Beautiful views, friendly, helpful staff, delicious breakfast, great location - quiet but still very convenient to the main attractions. Very short walk to the Vaporetto dock.

Had air conditioning but couldn't turn it on. Was very hot at night and hard to sleep. Also having to leave the windows open brought a lot of mosquitoes into the room.

The location near the academia bridge was wonderful. The courtyards were absolutely beautiful. The staff was very helpful. And breakfast was fabulous.

Wonderful accommodation in an excellent location. Historic boutique hotel with little bits of luxury and charm throughout. Staff were super friendly and polite. Quite close to vaporetto and just across a canal from an excellent trattoria. Great views from window. Would definitely stay again.

the stairs, for older couples, I would suggest asking for a lower floor.

The property is very well maintained, it’s in authentic Venetian style, the neighbourhood is charming and less crowded. The room was small but very comfortable and with beautiful view.

In April the air conditioning isn’t yet on so it was warm at night.

The location was perfect. Not in the hustle and bustle but yet 3 mins walk from the Accademia bridge. The staff and local community was friendly - lots of local shops, places for reasonably priced drinks and food. Breakfast was great!

The space around the bed was a bit tight. I hit my elbow on the armoire a few times.

The location was Amazing! So close to so many things! And the Staff were superb! So helpful and friendly.

The law which forbids A/C :D

Staff was very helpful. Because of the law, they couldn't open the A/C and it was a very hot night. When I asked to open it, they found me a fan and it was great.

This was my favourite stay in Italy. The hotel is located close to the water bus stop, the staff were very accommodating and friendly, a variety of items were provided for breakfast daily and everything was delicious, my room was cozy, very clean and well lit. I would stay here again.

My husband's wallet was stolen by a pickpocket on the vaporetto - watch out for pickpockets in Venice!

The room was very clean and very lovely, with old-world charm. The buffet breakfast was exceptionally good - lots of food choices and lots of fruit. The staff were very pleasant and helpful. The location is perfect - close to everything but quiet and secluded.

we liked everything

excellent breakfast spread, and loved the free nibbles in the bar of an evening. Free drinks also advertised were lemon tea or water. Staff very helpful and friendly - happy to store our luggage on day of arrival ( it was already moved to our room when we came back to check in) and on day of departure. our room was at the back, with a garden view (although we had a view of the canal which went past the side of the hotel). Very quiet which suited us. Room was lovely, very clean and well furnished. with good heating/air conditioning
