Although we seen the pictures online, the property was a lot larger in person. The property is actually 3/4 stories but the basement and top floor are private (owners must keep all their belonging in those areas for their stays NO ISSUE) This just meant that the living areas were actually more belonging to a 4/5 bedroom house. The living room, kitchen and bedrooms were huge. Property was extremely clean and recently decorated, a proper Ambleside home it was honestly perfect and for the price I was amazed I got to stay at such beautiful and cosy home. I’ve stayed in Ambleside 30+ times over the last 5 years and this was by far my favourite self-catering property. Home had everything you need for a relaxed stay away from all the madness of the city haha. No TVs in bedrooms which was actually a lovely change because it was just so peaceful and relaxing. Mattresses and bedding good quality, the larger mattress was extremely comfy. Bathrooms were all extremely clean and everything worked as it should with decent water pressure and fast hot water. Located right in the heart of Ambleside but slightly off the main road (Just 50m from the Petrol Station if you know the area) you didn’t hear the traffic at all. Kitchen had all the appliances/utensils, so no need to eat out if you preferred and they was all high quality, only thing missing was a microwave.

The location is lovely. Over looking the mountain in the distance between tall trees of cedar and redwood. Also, a small pond down the slope where ducks would occasionally take a swim, great and fitting for the name. The walk path down the hill leads to a pool and further down the fences and bricked walls a pub called the Talboc Bar is located.

The property was lovely - clean, very comfortable, with a great location between Ambleside and Windermere. It is opposite the Brockhole Activity Centre and jetty where you can catch the boat for tours on the lake. Easily accessible by public transport with a bus stop almost on your doorstep. The lane behind the property connects directly onto one of the popular walks in the area so it's perfect for exploring the area on foot, as well.

Beautifully presented gardens, 2 bathrooms and bedrooms, big lounge, laundry and kitchen/diner. Walking or mobility scooter accessible to Hawkshead village. Nice artwork and plenty of information. Quiet and relaxing. Bird feeders attracted many birds. We really enjoyed it. Ground floor.
