Staff were NEVER there. When he was there I asked for an iron and he said he’s going to get it now and I never saw him again. No one was there for check out which is quite bad.

Shampoo didn't work very well with our hair and there was no conditioner or extra towels which would have been nice extras. Some people may be put off by the family hanging around in the lobby throughout the day (though we enjoyed and getting to check in with them).

Owner was kind and helpful, and hotel room and lobby felt comfortable like a real home. Fridge and water as well as snacks and eating area was great. It accomplished our needs well and we thought it was of great value.

Need a table lamp. Plenty of sunshine but night time, the light is too dim. Not a big deal but a friendly suggestion.

Fantastic service and hospitality. Every time I leave the place, they make sure I bring a bottle of water with me because of hot weather. The place was extraordinary clean. Many local shops especially delicious ice cream parlors nearby. I definitely a next timer for this place if I visit Chiang Mai again.

The location is a bit outside the city, so you'd need a scooter to get around. Walking in took 30 minutes on non-existent sidewalks. I also had a little bother with the loo, which smelled a bit.

I liked the owners, the fact that they gave me free water everyday, and how spacious the room was. The room also had a comfy chair - which was a lovely perk. The owners offered me a bike if I wanted it. The area is near an amazing yoga studio too, called Annie Bliss yoga, which I went to regularly since it was the burning season.

Really kind and helpful owners! Beautiful place outside the traditional center. But by scooter it takes only 5 minutes. It's quite. If u walk 5 minutes to the next main road u will find everything u need... Restaurants, Barber Shop, Bakery, nail shop, massage and so on... Highly recommend!

The address in my app was incorrect so I initially went to another property.

Theee is a large shopping mall with a food court and other restaurants within walking distance. The owner was welcoming and friendly. It was maybe a 10-12 ride to the airport from this property.

Excellent location, quiet side street within easy walk of the bustling, lively neighborhood full of cafes and restaurants. Distinctive name makes it simple for mapping, ride share, etc. Very accommodating, friendly host provided anything we needed, suggestions for touring the city, and so on. Solid wifi, comfy bed. Fridge in our room for keeping leftovers or extra drinks, and free water daily was a nice bonus. A+

The walls of the rooms are quite thin, so although you have the privacy of being in your own room, you can hear other people on the same floor on their phones or coughing in their sleep. Not a big problem if you're out all day and just come back to sleep.

Arbor's House is located in a quiet residential neighborhood. It is quiet, but just a few minute's walk from a lively strip of massage parlors, restaurants and bars. It is a bit of a walk to get to the old city area, so we would recommend renting a motor bike, which will allow you to have the freedom to get around without worrying about transportation.

Wifi is a little bit unstable. Hot water isn’t that hot and pump isn’t that strong.

The bed and design is comfortable and gives me a homey feel! There’s No lift but the owner is very good helping me to bring my luggage up to third floor ☺️ it’s quiet at night because it’s far from nimman center which is great for me

Arbor's House is a cool stay! The rooms and the community area look really fancy and are clean. The owner is very friendly and helpful. We enjoyed our stay a lot. Around the Hostel are lots of nice cafés, which is nice but to go to the Old City we recommend to get a scooter because it's quicker and easy to drive in Chiang Mai. The dogs are cute and nice ♥️

Everything was great! We were able to check in smoothly. The room was great. Very cute! Spacious, clean:) The owner is very friendly and was able to answer all our questions. Had a possibility to leave our luggage till later in the day which made it very convenient for us to do a trip on the last day. The location is awesome. Suited our needs, had a lot of cafes and restaurants in walkable distance.

Check in wasn't particularly smooth. After messaging to say I'd be arriving early and an agreement I could leave my bags, there was no sign of anyone when I got there. Another guest let me in the building after an hour. Thankfully someone was there when I got back!

this was our second stay at the same property within a week. We had a room with a hanging bed, the whole concept of room equipment is excellent. if possible, book a room on the third floor :)

Everything was ok. Owner is very friendly. Room was fine, the bed was great, it's just not hanging as it is in the pictures, but it's fixed in the floor. I just missed some shelves in room to store things. otherwise I recommend it! :)
