I would say there could be a bit more cleaning done there was some dust around bits of the room and toilet brush was broken. There could be some touches done to the room as it looked a bit worn out.

For the price I paid I got what I expected pretty simple and basic. For an overnight stay I wasn't looking for much and the room was a good size, bed was comfortable and staff was friendly when I checked in. Facilities were pretty basic but again for what I paid it was decent enough.

The bathroom door did not close and there was a lock on the outside! We had difficulty closing the bedroom window. The toilet seat did not stay up when my husband use the toilet. No hot water from the shower.

It was pretty clean and even though the mattress was a bit lumpy on one side it was comfy.

I stayed for one night at the room on top floor called "tumbledown" :D

Window of the room is towards busy intersection, so for someone with light sleep, noise can be an issue, even with closed window. I'm heavy sleeper, so it was of no concern to me. :D Bathtub would need some love from the owners, because the silicone around the rim is falling off and if you are not careful, water will get behind the bathtub, and then it will make small puddle on the floor.

Great location of the hotel, very close to the historic parts of the Edinburgh. Room wasn't very big, but it was comfortably big enough, if you plan to just rest after long day and sleep. Staff was friendly and helpful. One more note, at the time of my stay, they did not accept payment by card as stated on the booking.com page(supposedly due to some issues with fraud).

The ground floor room is a disabled access room. The heating arrangements are a bit suspect. A lack of toiletries available.

    Useful location. Cheap.

The bed was missing a foot and held up by a piece of wood making it a little unstable. The bathroom is quite small and the showerhead in our room didn't sit straight/balance correctly on the stand making it hard to adjust. We also got locked out of the hotel one night due to the bottom internal door being closed and had to bang on the door and shout until another guest woke up and let us in (we tried to call the after-hours number multiple times but it was never answered).

The location was great for exploring the city on foot. Check-in was easy and the staff member was very friendly and helpful. It's a good spot if you're using it as a base to sleep as the room is quite small.

The pillows are very old and should be replaced. The carpet in the room should be cleaned or replaced as well, as there is a lot of stains on it. The room is very small, but for a short stay it is okay.

We were coming from the highlands and needed a short stay option before our flight on the next day. Hotel has a very good location, next to the train/tram and in the walking distance of the city center. The room was small but comfy and a great budget choice for one night stay. It had everything we needed. Hotel is in an old building but that has it's own charm, and is nicely decorated. Our room was facing inner courtyard and we did not hear any noise from the street (there was, however, some banging in the hallway in the evening, probably from other guests).

The room was just ok. The whole place is very tired and in need of renovating. Our room had stained threadbare carpets and wardrobes that are cellotaped closed. The bathroom was oddly designed and there wasn't enough space to sit on the toilet properly, and the bed was in need of new mattresses (though the sheets were clean). The room was quite noisy too, which we did expect with it being so close to the station, but the age of the windows probably didn't help dampen the sound of the trams. We could also hear every person that arrive into reception as we were in the ground floor room.

The location is excellent for those arriving by train and wanting to explore the city centre. The young man who was on reception when we arrived was very friendly and helpful.

The cost don’t think it should be priced so high for what you got.

Deffinatly need upgrading in room Bed frame was so old that mattress sank in like a hammock, carpets on stairs need replacing, room needed a freshen up paint and flooring, bathroom floor drain cover not great, shower pole fell apart, hair dryer did not get warm at all. All if upgraded would make a great stay. No breakfast option and £50 per night for April was, a dissapointnent. But staff were pleasant and available all day..

Location to Newmarket station was perfect, easy walk to all amenities and attractions. Nice high ceiling in bedroom Kettle and refreshments 😊 Staff were pleasant.

The mattresses were very uncomfortable and gave me sore back. Had to ask for an extra duvet for my son to put over the mattress as springs were very uncomfortable. Also very labourious to get hot water, had to run it away for several minutes before hot came through and shower flow was very slow and not much water came out. Wifi did not work in our room on 2nd floor. Could have done with a lamp for reading whe my son went to sleep and couldn't have main light on so could not read. Crack in glass on window so didn't feel I could open it

The rooms can do with a bit more deep cleaning due to the age of the property

The owner of the building an elderly man was very hands on and friendly. The hotel was ideal for a short stay and was very convenient from the airport . One shuttle from the airport to less than a minute walk from the hotel. The hot water in the bath worked effectively and there were two portable heaters in the room

Biggest concern, and for other guests too, was lack of staff. Staff hours are advertised at 10am-10pm. I personally had to wait outside the hotel for a while at 2pm for someone to show up to work. I would often hear people banging outside looking to check in or meet staff, and the emergency number provided not being answered by staff. While this place got me through my stay, a little concerned about staffing

The property got me through my stay.
