A good stay in a great location
    • Leisure trip

The sleeping situation was a little cramped for a couple and 2 single adults - the bedding was all great, but futon beds were too small really, we'd brought our own inflatable mattresses. The heating was tricky to figure out - an unexpectedly cold temperature for the time of year didn't help! The shower unit could do with being replaced, it was a bit of a shame to not be able to get enough hot water flowing.

Almost perfect location for us visiting family, however the engineering works on the railway line meant a longer than anticipated walk. Well appointed little property, with easy parking, good for a one-night short stay.

Was a lack of pubs and restaurants most only open from Wednesday or Thursday. However the hotel there had excellent food.

Very good location for touring. Plenty of shops for food etc.l

no milk :( although not guaranteed, after a long shift at work and a post midnight arrival, we would have loved a cuppa! our fault for not communicating that.

easy access for late arrival, good comms, clean. extra bedding provided as requested for guest bed in lounge.

Can’t think of anything. Parking is on street which might put some people off, but it’s a quiet road so we were OK with that.

Cosy little cottage in a quiet area. Everything you need is included. Biscuits were a nice touch. The courtyard is a nice area for a evening drink.

A really warm, clean and cosy cottage in a very convenient location in Saxmundham - easy to find with the host's clear directions and an ideal base for exploring the beautiful Suffolk coast and country. We really appreciated relaxing in the comfortable sitting room and also the well-equipped kitchen, as we had decided to eat in - although it is only a short walk from a good pub/restaurant at which we have eaten on previous visits to the town. A great place to stay!

A very comfortable self catering cottage close to the town centre of Saxmundham and very close to the railway station. It provided easy access to other parts of Suffolk and Norfolk. The cottage had a very quiet sunny courtyard.

The hob worked well. But the oven did not work. We used the microwave instead. It would be good to open the windows prior to guests arriving for ventilation (due to covid) . We opened them when we arrived.

Great to be able to let ourselves into the cottage with a code key lock box by the front door. Liked being self sufficient in this way. Very clear instructions for location and entry to cottage on arrival. - thank you. The bed in the bedroom was very comfortable for a good night sleep. Crisp clean white cotton sheets and towels were all prepared and great. Cosy cottage and had everything we needed. Good hot shower too. comfy sofa. Petite cottage but perfectly formed.

the mattresses for the children are very thin foam. The curtains in the lounge are very thin - so the children woke at 4.30 am

Location is really handy to be able to visit the area

"2 futon beds" were not beds or even mattresses but occasional folding cushions not suitable for an adult to sleep on. The property description is misleading. Kitchen is extremely small and would be difficult to cook a meal. Toilet is "low flush" Not very comfortable to stay inside on a rainy day.

    Nice courtyard area outside

I guess the only thing you could say is the property needs a little updating .. the shower isn’t great with regards to power flow of water. possibly an earlier check in .. in at 4pm out at 10am is very short amount of time especially for a one night stay.

lovely quaint little property in great location with a very good host . The cottage had all the facilities that you would require…very clean .

WiFi requires boosting as the signal relies on the router in the next door property.

Very clean and comfortable in a location that was both very quiet and well placed to explore the Suffolk coast.
