Some parts of the hotel are a little tired, but really this did not detract from the overall enjoyment of the stay.

The location is ideal, on Princes Street, perfect for exploring this beautiful city. Fantastic view from my window. The staff were charming and helpful and my room was immaculate. Very comfortable bed. Buffet breakfast was a great start to the day (excellent coffee). There are steps up to reception, but porterage was available and prompt As a. Solo female traveller I felt respected and safe. . I would certainly consider using the Waverley when I return to Edinburgh.

No air conditioning, which typically you wouldn't need in Scotland, but thanks to global warming, that is changing. The hotel is historic, so I understand why there's no air conditioning. The front desk staff will get you a fan if you ask.

Location was the best, beside Train station. Walking distance to Bus station for Rabbies Tours, Royal Mile and Grassmarket was close . Hotel right on Princes Street, very close to Marks & Spencer! Took an airport Link bus, cost 8 pounds per person return, was literally one street over!

Our first room was very dark so we upgraded. After a month and several emails and phone calls we have not yet been reimbursed with our deposit. We have sent photos of our account to show that the charge was deducted but still no refund. Never had this problem with a hotel before.

The location was excellent very central. We changed rooms and were very pleased with second room. Breakfast and any meals we had in the hotel were excellent. The staff were very nice and Angeline on Reception was extremely helpful and pleasant.

Our room was on the back of the hotel overlooking the alley and there was some noise with people passing through the alley in the early hours of the morning.

The hotel’s location is a strength being next to the Link100 bus to the airport, steps from the Waverley Station and in the heart of Edinburgh. Everything is within walking distance. We had a room for three persons (adults) with three single beds on the 1st floor. It was sufficiently large as was the bathroom, clean and the beds were comfortable and the linens looking new. The staff at the reception where helpful.

I was in room 110, which has amazing views over the Scott Monument, but gets a lot of noise from busses, trams and pedestrians in street below. Needed to use earplugs to get to sleep.

Location is terrific, being very near Waverly Station, it was a comfortable bed, and lovely bathroom.

There is absolutely no WiFi! I run a small business, and even though I was on holidays I still need to email people and look things up. Having no WiFi made this very difficult and frustrating. When I asked the staff about it, they just said there was nothing that could be done. The hotel is in need of refurbishment. It's literally the most I have ever paid for a hotel, and it's pretty tired. However, it was clean and comfortable, and the location is amazing.

I don’t think you could have done a lot about the only downside , the noise of traffic outside as I hardly slept . I should have bought earplugs !

Our rom overlooked Prince Street and noisy due to trams, busses, trains. No AC and room was stuffy. Building could have used a general face-lift--carpets were worn, pain peeling in places.

Location was excellent for visiting all the sites in Old Town Edinburgh. Very close to tram stops. Good restaurants nearby.

Pictures depicted rooms nicer than they were. Internet was so spotty that it was useless. The lack of air conditioning was a bit of a problem even in the month of May. So, probably a larger problem in the summer.

Location was excellent and staff was friendly.

Bar and restaurant covered by same personnel so often they are not where you need them for service.

Good location on Prince Street, but narrow entrance means manhandling cases up 3 awkward levels to reception although there is a bell to call for assistance.

The only downside was that there are no mini-fridges in the rooms. I also believe the rooms might get hot during heatwaves, as it was warm with direct sunlight coming through the windows. However, there is air conditioning in the room. Also, be prepared that breakfast starts at 7 a.m., so if you have, for example, a morning tour booked, you won't make it to breakfast.

We were surprised by how big the room was! There were three of us, and everyone had proper beds. The location is also excellent, the airport bus stops right next to it, and you can walk to the old town in less than 10 minutes. The train station is also less than 10 minutes away from the hotel. There's a decent-sized shop nearby where you can get some snacks.
