The floors were not clean, the towels were not clean. They need more sockets at the right height, the kettle is on the floor. The bed was broken in the room.

Access is easy, codes shared before arrival. There are no check in staff, it’s all remote. Comparatively cheap for Belfast.

its a basic hotel it was fine - but not if you're wanting a romantic weekend!

I booked this for a stag of 9 - 3 over 50,the rest over 30. Its basic but clean and the shower was fine. Towels ok, there was instant coffee in room. Location is very near botanic avenue and about 20 minutes walk into centre of Belfast. Turning right there is an excellent pub at the end of the road. instructions via whats app were fine. It was very good value.

Door access codes did not work so had to phone customer services on arrival but sorted within 10 mins. Basic items listed on booking.com not to standard, no towels originally in room so had to ask for them, toiletries you would expect more than a cm of hand soap in a plastic bottle therefore resulting in not being able to have a shower on the first morning. This accommodation could be so much better with a little bit more thought, I’m fine with paper cups for tea/coffee but there was not enough provided for the two night stay and no stirrers/spoons, the kettle was on the floor due to where the plugs are, a couple of glasses would be nice for other drinks, a small fridge would be good to keep basic drinks/ snacks cold during your stay. We had room 4 which was a good size but a small table and chairs would have enhanced the room so much. If you are a light sleeper defo take earplugs. Check the room when you first arrive, we just dropped bags and went straight out so didn’t realise the towel issue until morning but could not wait around as we had a full day trip booked.

Heating wasn't working when we arrived and the room was freezing .It took forever to warm up that we ended up going to a coffee shop down the road. The quilt on the bed was a thin summer one which wasn't ideal considering it was a cold night so we asked for extra bedding With room 2 being on the ground floor and facing the main entrance you could hear the foot fall and people talking as they got in the b&b .We had a horrible sleep because of this .They need to put another door between the room and the hallway or some other soundproofing

Absolutely no signage, so it was difficult to find. Trying to contact the property through the OYO number was very trying. While the bed was reasonably comfortable, the mattress could do with replacing. It is an older building, so while the high ceilings gave a great sense of space, sound carried throughout. Depending on how light a sleeper you are, that may or may not be an issue. I heard everything (doors, stairs, movement), but my husband heard nothing!

Location is very convenient with lots of on street parking. The place was spotlessly clean, fresh, and airy. The room was a good size with an adequate en-suite.

Not exactly comfortable. Extremely basic in terms of furnishings. Corridor throughfare was noisy. There was a TV but no remote. The main room is a big empty space!

Once we arrived at the property we found the room totally dirty and not clean. We tried to call a manager to let us change rooms but the phone was turned off. The room was not cleaned after the customers before us and we found the sheets dirty, the pillowcases used, crumbs on the floor, towels dirty with red stains. The next day we were promised a refund of the first note but they just made fun of us. In all this month after our booking no one responded to the various requests and even booking apologized to me because the structure doesn't even respond to them. I do not recommend this place due to the non-existent hygienic conditions and the non-existent administration that makes fun of customers.

IF I stayed there then I could give pos or neg comments. On booking.com It's classified as a "HOTEL" it's NOT! I stood outside a house having to ring a number on door to get me a code to get in. After been on hold with 3 different for 4mins which cost me €33.80 then got email to say the Property is no longer not in use. Please any tourists coming to our Island of IRELAND be aware.Booking.com fefunded me €3.57 from the total I paid of €69.35. ????

I didn’t like that the room was dusty and does not smell right when I first came in. There was a time when there were noisy children upstairs and it is difficult to sleep at night. There were no cutleries like spoon on the room. The kettle is not clean and has water on it when I came in. There was not much facilities in there like shower gel, and shampoo. I was only given 2 towels.

Room is not sound proof. could hear even minute sounds from other rooms. I think the heater was not working which was not an issue for day time but I felt cold at mid night. No soap or shower gel provided at the bathroom. All three paper cups provided for tea, were soaked (? are they used ones ), Kettle was well functioning but kept on the floor under the dressing table ( difficult to reach )

Location is easy to reach from the Belfast city airport ( I got a public bus from the airport ). Check in was hassle free. Room space and the arrangement was good even for a couple. Bathroom and shower room has been cleaned well. Room got a window with a town view. Bed and beddings were cosy and comfortable.

I'd never stay at this place again ended up getting another place to stay, people partying all night, cups and clumps of hair under the bed ,someones used pyjamas in the draw with poo on them it was disgusting

1 only because 0 is not in the options. We had several problem with the check-in due to incorrect code sent to us. As well, one of the 2 rooms reserved by us at the check in time was still dirty and being used by other guest so we had to share 4 people on room and one shower with only 2 towels provided because the other room reserved. Due to the incorrect code doors provided to use we were unable to use one of the room! I asked to get the refund of the room itself as clearly there was no point to pay 80pound for it and I was assisted by nobody.

The room I booked wasn't cleaned and then I texted them. No reply! And then called to customer service put me on wait again and again when I asked to talk to any senior that made me lose my balance around 40 euros and they put me on hold around 6 minutes every time and then they said we can't reach to the owners and etc. the rooms was in the worst condition and bedsheet was messed up with dirt on it and the bin was full and there was a coffee stain on table and towel was dirty. In short, they didn't even bother to clean the room after guest left.
