Budget B&B but great value, car parks near by, location great, good breakfast. Lovely helpful, friendly staff. Would definitely stay again.

It was very very dated, could do with some plain bedding (new) and the property fixes were shoddy (the shower had been patched up around the tap instead of a new panel which made it look unhygienic!) the toilet pressure was horrendous (flush did not work properly!) it was very basic & dated but could be lovely and welcoming with a little tlc. Towels were mismatched and mugs for tea/coffee old, as I said a lot of details being missed and even for a reasonable price in this era these are quick and simple fixes that won’t cost the earth but will go a long way to a more comfortable stay!

The manager was exceptional, nothing was too much trouble, we were very welcomed. The location was spot on for what we wanted.

Rooms are dated and furniture a bit worn but beds were clean and bathrooms worked.

Staff friendly, helpful. Hotel is perfect location for gay area/bars. Breakfast was fresh cooked and good value, drinks are well priced. It's always warm in the rooms.

The room had been reserved as 2 bedrooms but it was 2 rooms with a door removed between and the one we were in had a bed in front of the door which was unlocked. So no privacy from the others we were staying with. Bit weird x

Cleaning needs attention, especially in the bathroom. The blinds need repair as they let in too much light.

Lovely greeting on arrival and on departure. The location is fantastic. Lovely and warm with comfy beds. Very large room, very well suited to a family of 5.

Next door! TV on till 5am and then awake at 9ish shouting and, being very loud. Not the owners fault it was just annoying and inconsiderate. Shower wasn't hot but did the job.

Our room was a very small twin room: number 102. - The room absolutely stank of cigarette smoke. Which had been absorbed by the towels, curtains and bedding. - The room and common areas were tired and need a redecorate and modernisation, including the en suite bathroom. - The room was also filthy. Thick dust, cobwebs, matted carpet. Hairs in the shower. - The TV didn’t work. - The curtains didn’t fully cover the window, letting light in at early sunrise - The beds were old divan beds with the original basic spring mattresses from the 1990’s, with the springs pushing in to you when you tried to sleep. Yes it’s Blackpool. But I have stayed in better here for the same money in the past. Significant investment and time to modernise this hotel / B&B would make it a perfect place to stay in a well placed location…

Great central location, very close to Blackpool North Train Station. Friendly host. Very warm hotel, which was perfect for a cold and crisp weekend we experienced. Plenty of piping hot water in the shower. Close to the sea front, and a tram stop.

Unfortunately there was no signal to the TV due to the storm that happened the day before. As I was travelling alone it meant I couldn't watch TV so a bit lonely.

It was warm and friendly and quiet. Easy to get to all the places I needed to get to.

Nice welcome..heating on .really warm..prime location..quite easy going..family friendly.. Everything was there we needed..quiet at times..quite liked that nothing matched.. different towels and bedding..great chip shop a few doors down..
