    Really lovely, friendly, welcoming hosts. It’s in beautiful location; you wouldn’t know you were so close to Town. Property itself is clean and has everything you could need/want.

    Nothing not to dislike at all!

    We we met by Gus one of the hosts who made us feel very welcome as we had a very stressful journey down from Wales. Thank you Gus!! We were celebrating our 1st year wedding anniversary and chose to do this in a quiet relaxing manner. The location was amazing. The little lake on the property was great, you can swim or fish or paddle board or just sit by the side sipping a drink and letting all your worries float away. Gus & Claire were perfect hosts and their dogs got on so well with our staff. I think my staff is pining for sweet Pixie, they made such great friends. There is lots to do in and around the location but as I said we wanted to do very little and just relax and enjoy, which we certainly did. Thank you to Gus and Claire for opening their Little Barn to us and welcoming us with open arms. We will most definitely visit you again! We highly recommend this property.

    No issues.

    Location was perfect for both easy access to the Tarka Trail and a 20 minute walk into Barnstaple. Decor was clean and bright with everything needed for a relaxing break. The small courtyard garden was lovely but due to the glorious summer of 2023 we were unable to fully utilise it’s charms.

    Nothing! Everything was just great!

    Super cozy and comfy. Don’t be deceived by the pictures, it’s actually rather spacious and has everything you’ll need to spend a few days. The bbq in the patio was a bonus too! Angus was super friendly and showed us around when we checked in. Will definitely be coming back!

    The narrow lane gave me a bit of anxiety. But worth it for the beautiful location.

    Spotlessly clean . Great facilities. The barn is lovely , quaint and authentic. The outdoor space is idyllic. Perfect peace and quiet.

    Lovely location to explore the Tarka trail, walks on the doorstep. Very comfy accommodation and super comfy mattress. It was great to have the enclosed courtyard for the dogs. Hosts very welcoming and even gave us an extra night for free when we were delayed. Much appreciated. Instow well worth a visit. Dog friendly and fantastic beach.

    There wasn't really anything to not like, just could have done with a plug to use in the bedroom for hairdryer and straighteners, and upstairs in the living area we really could off used a fan as so hot, due to the weather when we stayed, but downstairs the bedroom was lovely and cool. 😀

    Everything was to the highest standard, the bedding was like home from home. The barn was so fresh and clean tea, coffee and sugar was provided, lovely soft towels and great shower 😀

    Perfect location. Wonderful owners. All dogs and cat in site friendly and very well-behaved. The pond and pond side seating was perfect for and evening glass of wine. Able to walk along the river to Barnstable which was actually a lovely surprise for us. Will be back next year.

    Choice of footpaths/bridleways as soon as you get through the gate. 15 - 20 mins into town along the river path passing the parks on the way to town. Plenty of cafes and bars in the town and two cafes and a bar by the river. One of the paths takes you by the park and school up to Tesco and an underpass to a nice pub. If you like walking you can walk your socks off along the Tarka Trail. To cap it all the hosts are fantastic. PS we had a little cockapoo with us and found the bars and cafes accommodating with no problems. Secure Parking in the properties courtyard. Fantastic week!!!!!!!

    Very well located, set within a lovely property, perfect to wind down after a day out exploring. The bed is very comfortable, there's hot water and a cosy but very well equipped kitchen and lounge area. The owners are very friendly and helpful, provided really good tips and ideas for exploring, and always made sure we were well set without ever being intrusive.

    Nothing all was good.

    Hosts were brilliant, they messaged us with directions to make sure we would find our accommodation ok. Then when we met them they were super welcoming giving us plenty of suggestions for places to visit. The grounds are a lovely setting. You can sit out in the evening and enjoy the sunset. Location is great for getting into Barnstaple and visiting the local area.

    This compact cottage was perfect for two adults and a dog. Fantastic garden with lake that our spaniel loved. Easy to find location with good local walks and close to beaches, pubs and restaurants etc. Highly recommended

    We did struggle a little with the stairs and we feel a hand rail would have made us feel safer but we are in our seventies.
