The hotel was farther out from the city they we had expected. It took a bit to figure out the bus system.

The breakfasts were delicious! The breakfast room was cozy and inviting. The couple that run this beautiful hotel are delightful! After serious fall on the Royal Mile, they took such good care of us. They made us a wonderful breakfast with tea and cookies at 2pm. When we had to find somewhere close for dinner they gave us a ride to the restaurant.

Although a nice location it is a wee bit out of the city. Fine during the day for buses but you wouldn't walk it on an evening

I only wish that there was a TV with more channels and perhaps an air-conditioner, as on 1 or 2 occasions, the room got a bit warm. But these are very minor issues that didn't affect my stay much.

The hosts were excellent and friendly, guiding me on how to explore the city fully. I really enjoyed my stay in the rooms; the room and bathroom were spacious and comfortable. The location is convenient and accessible. I would definitely recommend this place to anyone who goes to Edinburgh for a visit.

The wall colour and Art , loved the breakfast mornings, first class food. Staff were very welcoming and helpful. My daughter particularly loved the big Windows. I liked the Compass on the entry Path . The Quality of Air in Scotland is superb. Away from the busy road. Very peaceful

I love this hotel , friendly , spotlessly clean, great breakfast. I definitely recommend . Walking distance into Edinburgh City, buses 1 minute from the hotel , 10-minute bus ride .

The only thing that was a negative was our room number 18 was literally 2 steps from the front door so when other guests came home at 1:30 in the morning we were woken up.

The room was fairly large with a big front window, super comfy bed and a kettle with teas and coffee in the room was a plus. The breakfast was excellent and they were so nice to make us a breakfast bag to go for our early morning flight.

No complaints. But where do muddy shoes go in a fully carpeted room? This puzzled me.

Friendly staff, great breakfast, convenient location. You can use the bus or even walk from the city. The room was comfortable, and I really liked the building. The pretty bathroom made me feel fancy. I found this to be the perfect B&B; feels like a home but is run with professional skill.

The host Kevin was very helpful, courteous and jovial. He makes people happy. Breakfast was cook to order, good and served quickly. The facility and room was small but clean and comfortable.

Parking was a bit tricky as you had to find street parking not used by locals but the staff were very helpful and walked us down the street to find a parking spot.

The owners were super helpful and the breakfasts were lovely. Location within walking distance to public transport.

The staff was kind, helpful, funny. They were quite flexible when we couldn't stay for breakfast they packed it for us and they even had packed lunch as an option. We had such a fun time at this hotel. The whole place had its own charm and really the workers were extremly kind and helpful. The breakfast was delicious and plenty. The oldtown was easily approachable even by foot. The hotel itself is in a quiet, beautiful environment.

The stair was rather steep for me and my friend because we are getting on in years.L9vely

We stayed here for 2 days. This hotel exceeded our expectations. The owners and the staff are so attentive to every need. The only thing I would mention is that if you are not very agile ask for a low floor as the stairs are quite steep. Apart from that it is a really nice place in a great location.
