Lovely b&b with heaps of charm and character, staff were lovely, breakfast was great. They even have a bar if you're in need of a night cap. Easy to get to town centre on buses that were really regular. Only wish we could have stayed longer

Arrival - host on hand, very welcoming, quick and easy check in (stairs to bedrooms but not an issue for us). Breakfast - plentiful, eggs benedict were excellent, good choice of continental with yogurt, fruit, cereals, breads - and tea/coffee refills on tap. Attentive service. Accommodation - very comfortable and warm room (it's January!), lovely views from bedroom window. Bathroom modern and clean. Location - ideal for city centre breaks - street parking available, just off a main road into Edinburgh with numerous buses regularly. Quiet location.

There's nothing I didn't like!

Amazing welcome and fabulous stay over New Year! Everything you read in these reviews is true and then some. The room was great and perfect just for me. Lovely little touches with the whiskey and shortbread for new year. The breakfast was excellent (full Scottish both days) and cooked to perfection served in the lovely, light and airy dining room. I would definitely recommend staying here. Wonderful!

The breakfast wasn't the best, I mean I'm vegan and they had one option for me. (i did text before going to the hotel about it) The continental breakfast had no options for me, (adding some lactose free yogurt or more vegan friendly biscuits would be great) also Maybe have soya/oat/almond milk for us to choose of the drinking.

I liked the bedroom and the bed was very comfy, The staff was nice and friendly. And the position was very handy, it's not in the city center but it has lots of buses close by, you can get them every 10/15 minutes even less. The building has a very nice, very homey vibe. They have a vegan option for the breakfast.

Second stay here. Large room with a comfortable bed. Lovely and clean. Host are really friendly and informative with buses and what's on. Excellent selection of breakfast items, smoked salmon and scrambled eggs were delicious as was the Scottish breakfast. Looking at dates to stay again next year

It was perfect for my stopover without the family. It is well located in a quiet residential area. The owners and staff were very attentive to everybody’s personal needs. I missed breakfast to do the Holyrood Parkrun and they kindly welcomed me back with coffee & a bacon sandwich!

Minor things like water pressure in the shower and heat in the bathroom. Also on our last day the room was not made as good as the previous days, hope it was a coincidence

There was nothing that we didn't like.

The hotel was beautiful, clean, lovely, and warm. All the staff were amazing and made everybody feel so welcome from the moment you came into the hotel. Nothing was too much trouble. The breakfast was beautifully cooked with a fantastic range of food and drinks. The bar area was a great place to spend a little time before going into Edinburgh or coming back after a busy day. Thank you, Kevin, Susan, and Kelly, for all the information we needed and being fantastic hosts.
