We were wowed when we entered this utterly beautiful cottage, which so many details showing care and love for the place and guests that we felt at home. A well equipped house, cozy and comfortable. Plenty of parking area as well, in a very quiet neighbourhood.

At the time we stayed the fencing in the gardens was being replaced which meant there was no privacy in the kitchen area and mezzanine bedroom as there were no blinds. With workmen wandering about and cars passing opposite it wasn’t ideal. However this wouldn’t put me off returning as this won’t be an issue again, but having holiday cottages myself, it might have been a good idea to warn us when we were paying a lot of money to stay.

The house was absolutely fantastic, beautifully appointed and very cosy. It’s clear a lot of love has gone into restoring this barn. Great location not too far out of the city centre. I will definitely be returning!

Nothing to not like about it.

This cottage was built or I would say rebuilt with so much thoughts and love. The home reflects the warmth of that love and care. All amenities were provided. It was a pleasant stay.

Could not fault it

Peaceful location even with being in city. Had a bath to sock in after running half marathon. Own parking.

While the kitchen was generally really well kitted out, some essential items were missing (like oven gloves!).

The cottage was beautiful and nicely done up. It was super cosy on arrival (although it did take us a while to work out the underfloor heating). Our host Martin was very easy to communicate with; he responded quickly and gave us a later check-out, which was much appreciated! The courtyard was very pretty and I bet this would be a lovely place to stay year-round.

The location was very convenient for us. The layout of the cottage had some very nice touches, the kitchen was well equipped, and having two bathrooms for four guests was also convenient. The cottage has plenty of parking, and being well off the street made it quiet and peaceful.

Nothing to not like. The ability to charge an EV in future would be a welcome addition.

Balloan is a thoughtfully designed barn conversion with great attention to detail (the lighting is particularly good)! Well presented and equipped and a very comfortable base for a visit to the Scottish Highlands. This was our second stay at Balloan and we’ll definitely visit again.

The property was extremely well presented. The owner has obviously put a lot of planning into the design of the cottage. Property had everything you could ask for a perfect stay. It was a fantastic property, which was both private and quiet.

The cottage was beautiful. So well appointed and luxurious. Stunning lighting and top spec gadgets. We loved all the little extra touches that made us feel welcome. The owners themselves were absolutely lovely and extremely helpful. They went out of their way to ensure our stay was extra special and we cannot thank them enough for their generosity.

Second bedroom upstairs accessed via a spiral staircase with bathroom downstairs, so not very suitable for 2 couples sharing. Privacy and window coverings an issue for upstairs bedroom.

The cottage was absolutely gorgeous, the hosts were amazing and extremely polite. There was a main bedroom with an suite bathroom, the main living area and a loft above the kitchen. Everything was clean and neat.
