Breakfast could only be booked from 8.30 am, not earlier, which can be difficult if you have to be somewhere at 9.00.

It wasn't possible to regulate the heating - and the first night I was too hot: I had come at change of season where the weather was changeable - They did their utmost to sort it out the next day and there was no problem after that

The hospitality - as a family run business, it was the personal touch welcoming and going out of their way to accommodate needs/requests.

Good location less than10 mins walk from Brighton Conference Center. Really friendly staff, fresh and tasty breakfast (made to order). Comfortable room, though at the very top of fairly narrow and steep stairs.

Really close to the sea - you can see it from the window! The staff were very relaxed and friendly and the place was spotless!

The most friendly staff always put a smile on my face. A really nice all round place really, close to the beach, walking distance from everywhere, clean rooms with everything you need. Absolutely no complaints for the price. Would come back again and stay in the same place :) Thank you!

Impeccably clean, super comfy bed, great shower pressure. The en suite looked brand new. The staff we very warm and lovely. The location is spot on too. I highly recommend and would go back.

I could hear the people in the room next to me quite well, I could even hear the guy snoring which wasn't great but it didn't bother me that much.

Was good value for money, they do allow you to leave your bags there on checkout day so you can still go out and do things on your last day (unfortunately I was unable to on this occasion as there was scheduled maintenance). Location was good too - pretty close to everything.

Lovely, welcome we got on arrival from owner. Very informative about our stay ,bright and cheery and made you feel welcome from the start. Room spacious and spotlessly clean . Breakfast was lovely ,nothing to fault about this property at all.

There's only two points: I heard voices from the nextdoor clearly. Probably not suitable for heavy luggage because you'll have to walk through many short stairs and narrow corridors to get in the room.

The location is in a quiet area, about 5 minutes walk from a bus stop on the main street. The WiFi in the single room was not bad, had enough charging points. The room was comfortable and clean. Overall was good.

Very very bad wi-fi. Maybe it was because my room was on the last floor, but I was hoping for a good quality and it didn't.

Great staff, willing to help, really clean rooms and beautiful location and spots from the room. Also silent and comfy.

Only feedback I had was that my room was very hot my first night, although fiddling with the radiator solved that problem. The wi-fi was also not working in my room and I did not have a “do not disturb” sign. All very minor problems compared to all the good things!

I loved how clean my room was! It came equipped with everything I needed (towels, toiletries, coffee maker). The staff were also so kind and helpful. I had a wonderful stay for a great price!
