We had an excellent and pleasurable stay at this apartment. Excellent location all public transports, supermarkets and restaurants were walk able. The rooms were clean, spacious and had all the amenities we needed for a comfortable stay. In fact exceeded our expectations. We will definitely be returning to this property again in future and highly recommended. Iain was so generous, friendly and always responsive. I highly appreciate Iain.

Located just across a large biosphere park -Holyrood Park. Access to Arthur’s seat, Holyrood palace, Royal Mile and all other places of interest. Well stocked functional apartments with all possible amenities for a family of four in mid March

The location was absolutely PERFECT! Ended up wandering up to Salisbury Craigs and Arthur’s Seat each morning, walked quickly to Lidl and easily made the trip back and forth along the Royal Mile several times. The apartment was spacious, clean, quiet, and very comfortable. Iain was also a total standout as our host. He offered to pick us up from the train station (communication was excellent), helped us get oriented with the location, walked us through the ins and outs of the property, and even stocked the fridge for us with a couple of easy essentials. So above and beyond, and definitely helped start our visit to Edinburgh off on a warm note.

No one's fault, but the floors were very creaky. Not really a problem unless you wanted to be in stealth mode haha

it was really lovely to have breakfast foods provided, especially as it wasn't a B&B. Cerials, croissants, bread, and hot cross buns gave a great choice. Milk and coffee were also provided. Really nice touch

The host was very flexible, we arrived early and he let us drop our bags in whilst the apartment was being set up. Very friendly and gave us information on our surroundings. The apartment itself was beautifully presented and they had left some groceries for us for the mornings. Would definitely stay again if we’re back in Edinburgh.

Iain is very kind. The house is amasing, very confortable. Just a few meters to Holyrood Park. Very well connected to the whole city with bus. Furthermore, Iain prepared the fridge for us with some food and juices. 110 points over 100.

Iain the host was very helpful and friendly and met us at the property. He showed us through the apartment and also told us about the nearby public buses into Edinburgh. You can also catch the bus to Leith where The Britannia is moored. The property is opposite lovely Holyrood Park. This Park is good for people who like to run and/or walk. We appreciated the quietness, cleanliness and size of this apartment.

The z bed (extra bed) wasn’t very comfortable so my son slept on mattress on the floor instead, this worked fine for us (duvet and bedding was lovely) but probably wouldn’t have been great for older children/adults.

Perfect base to explore Edinburgh with lots of shops nearby and bus/walk to city centre. Gorgeous park opposite. 2 bathrooms very handy! Super host with literally everything we could need provided and thought of (down to umbrellas..! and lots of extras - breakfast foods, tea, coffee,). Beautiful flowers too!

Although the kitchen was well equipped some of the pans need replacing.

Breakfast items supplied were brilliant and the location was good. The gate into Holyrood Park was opposite the ground floor apartment and was a lovely walk to the Royal Mile.

We liked everything about this property. From the owner meeting us to give us a walk-through to the wonderful comforts and amenities provided. The location was great. Holyrood park is right across the street.  The apartment is clean, well appointed, and thoughtfully stocked. We arrived at our next city and rental last night, and we all agreed that we were spoiled by Iain and Holyrood Park Apartment.

Everything was good or even better than expected

The apartment was the perfect location for exploring Edinburgh. Every night, walking back down The Royal Mile felt like coming home. Close to shops and bus routes. Great host. Great facilities. Great value breakfast.

No negatives . Apartment is on outskirts of Edinburgh City Centre but a lovely 10 to 15 minutes to Princes St, or buses every few minutes

Apartment was amazing, spotlessly clean and so many additional treats. The owner left us lots of provisions, bread, milk, cereal, eggs, cheese fresh fruit etc etc which was appreciated. Netflix and a selection of board games as well as lovely Scot magazines also available.. Two bedroom, one ensuite and nice toiletries too. Lovely views over Holyrood Park. Cannot recommend highly enough.

There was nothing I didn't like

Iain was an excellent host. Very friendly and helpful, whilst also being very respectful of our privacy. The location of this apartment was perfect for a family. Lovely walks on the doorstep, both Holyrood Park and Calton Hill with spectacular views of the City. The city centre is within easy reach by bus, or a short walk. We were also presently surprised that we were able to get a direct bus to Edinburgh Zoo. Thankyou so much

Location was very good, easy walk into the city. Ability to park also great. The provision of some fresh groceries and Christmas chocolates was also much appreciated and saved us shopping for breakfast. Couldn't fault our stay. Owner communication and availability also excellent.
