The view was fantastic and the location was brilliant to reach Edinburgh by car and also for access to the Highlands for day trips. The room was comfortable and I enjoyed the kettle with coffee/tea options in the room. The bathroom was modern and we felt very comfortable there. Had some great conversations with the staff too!

We had the absolute pleasure of staying in Des’s beautiful Langley penthouse in Edinburgh, and I can honestly say it made our trip just as memorable as the city itself. The apartment was spotless, spacious, and incredibly well-equipped from fun family games to every little convenience you could possibly think of. The sea view from the penthouse was simply breathtaking, and we loved waking up to it every morning. One of the standout features was the detailed guidebook. It covered everything: how to get into the apartment, which buses to take, local attractions, and nearby gems worth exploring. It saved us so much time and made our stay absolutely stress-free. The location itself couldn’t have been better — with a bus stop nearby( bus 11 very frequent), getting around was effortless. Above all, Des himself was an exceptional host. He was warm, polite, and thoughtful in every interaction. His care and attention to detail truly set this stay apart. Edinburgh is a city of unmatched beauty, and staying in Des’s penthouse felt like the perfect reflection of that beauty. This wasn’t just accommodation; it was a complete leisure experience for our family. We cannot recommend this place highly enough, and we would return in a heartbeat.

All our expectations were exceeded, and we are happy to recommend this property to anyone looking for coziness, cleanliness, and an excellent location. ​Location (9.2/10): The location is unbeatable! It’s only a two-minute walk to the lovely Pettycur Beach. Waking up to the beautiful sea view is a real treat. Plus, it is a very quiet and peaceful area where you can fully relax. The free parking was also a huge bonus. ​Facilities and Comfort (10/10): The apartment itself is a model of comfort and thoughtful design. Inside, we found an immaculately clean, cozy, and lovingly furnished little nest. The kitchen is fully equipped with everything you could need—from a dishwasher to a washing machine—making the stay incredibly comfortable, just like being at home. The presence of a woodburning stove adds a special charm and warmth to the evenings. ​Staff/Host Care (10/10): We must specially mention the care and attention of the owners/hosts. They did everything to ensure our holiday was flawless. A perfect place when looking for accommodation in the area. Easy to find, comfortable to park your car and very enjoyable to take advantage of the panoramic sea view. The landlady was very helpful in many ways, including pick up from Waverly train station and later delivery to the Edinburgh airport. Thanks a lot, see you next time

Breakfast was good. Restaurant a little dated, food ok but nice views over the Firth of Forth. Restaurant staff were efficient but seemed a bit unhappy. The balcony rooms were great - amazing views and cool mezzanine. Front desk staff went out of their way to help us during our stay - they facilitated a late check in, made us a packed breakfast as we were up too early! Kudos to to the front of house staff - than you. Good car parking.

The view of the sea and beach throughout the hotel made me feel so relaxed and calm, our room (129) premier deluxe was situated on the ground floor with patio doors there are a few bushes in the way of the view but this helped with privacy. The eating area and restaurant were very nice the food was lovely and the prices were reasonable. The location was good it was only 5 minutes in the car to Kinghorn train station with free parking, 45 minutes to Edinburgh Waverley station for £10.40 pp.

Beautiful views, gorgeous food. Staff were extremely helpful and friendly. I booked into the disabled room to review. My sister arriving from USA 1st October and the plan is to bring my elderly parents for few night stay. Definitely recommend although the disabled room looks into caravans and parking lot which is the only down side. Elaine Carlton
