Everything. Comfy bed. Spa bath and separate shower with good pressure and lots of hot water. Well equipped kitchen. Roomy modern apartment. Central, quiet location. Everything within walking distance. Everything in the apartment was in good condition. Host came out to meet us in the street so we knew exactly where to go and we were able to check in an hour earlier than the posted time. Good value grocery store almost right next door to the apartment. There are no outdoor sitting areas at the apartment but there are lovely parks with big shady trees within walking distance with amazing views nearby - great for a picnic. Also plenty of restaurants with indoor or outdoor seating nearby. We spent 3 nights here and got the Orvieto Cartia Unica pass. All of the places to visit on the pass are within walking distance from the property. Loved this town and can definitely recommend this apartment.

Breakfast was fab, staff was super-friendly and really went the extra mile in every aspect of guest relations. The hotel is new (or has been completely redone. Rooms were very comfortable, bathrooms perfect, clean. Location was bang in the middle of town. Just the perfect stay.

We were staying at the Merlot house and loved every second of it. The views and the whole property is stunning. Breakfast was various and delicious as well as the 7 course dinner and we really suggest to try their own wines. All the personnel we met was very helpful and friendly and made us feel like home. Thank you! The hotel is in a very beautiful location, and the view is stunning. The lobby has a cozy lounge with a fireplace, which is amazing! Also, thank you for allowing a late check-in and for the video instructions. The room was clean, and we loved everything. It's a pity that we were just passing through and only stayed for one night. If we come back to this area, we will stay with you again!

Excellent all round. A little more parking would have been good. Our car was tapped on the last night. All facilities, location, rooms, Valentina and her family were amazing. We could even use the kitchen to cook a meal at night, and sit in the dining area, which we really appreciated.
