Check-in later than the specified latest check-in time must be confirmed in advance with the property. Arrivals after the stated times without prior arrangement, or failure to check-in at all, will result in being marked as a no-show and no refund given.

No smoking throughout (including from balconies and windows). A charge of GBP 100 is invoiced and charged to guests debit/credit for smoking in their rooms. This covers the replacement of bedding and specialist cleaning.

Please note that the property cannot accommodate stag or hen parties or large groups.

All breakages, damages and losses must be reported as soon as possible.

Guests are expected to behave responsibly and anyone who causes excessive noise or nuisance will be asked to leave without refund.

Only guests who are staying are permitted in the building unless by prior arrangement.

The property reserves the right to refuse entry to guests who arrive with more people than the maximum number for the room type. If additional rooms are available these must be added for the additional persons.

There is a limited number of guest parking permits. These allow guests to park free of charge in the Swinney and Lodmoor long-stay carparks. Permits to park on street in the relevant nearby zones are available for registered guests with disabilities, but the property cannot guarantee a space nearby.

Bookings must be paid via credit or debit card, prior to arrival.

Kindly note the guest is liable for any damages made to the property by themselves during their stay, and will be charged for damages or missing items if necessary.

Please do not consumer takeaway meals in your room.
