We provide guests with a truly authentic Edinburgh experience across our centrally located guesthouses: Queen Charlotte Guesthouse at 45 Queen Street and Princes Frederick Guesthouse at 53 Frederick Street.
Queen Charlotte Guesthouse is set in a beautifully restored Georgian building in Edinburgh’s prestigious New Town. Our prime location means you’re just a short stroll from Waverley Train Station, Princes Street, George Street, Queen Street Gardens, and the city’s most iconic sights. Each room is thoughtfully appointed, featuring an en-suite shower room with quality toiletries, smart TV, Nespresso coffee machine, complimentary Wi-Fi, and local teas.
Princes Frederick Guesthouse offers a welcoming city centre stay. Some rooms are en-suite, while few rooms have private, lockable bathrooms just outside that bedroom—exclusively for that room to use.
As with many traditional buildings in Edinburgh, both guesthouses do not have a lift. Access to rooms is by stairs only, reflecting the classic style and architecture of the area.
Both guesthouses operate without an on-site reception or front desk. To make your arrival easy, self-check-in details are sent by 11:30 a.m. on your arrival day—please check your inbox before travelling. Check-in is from 4pm, and check-out is by 10am. If you need help, simply send us a message; the guest service number will be provided in your room once you’ve checked in.
Please note that we do not offer secured luggage storage on site. However, we can recommend trusted luggage storage providers nearby if you need to store your bags before check-in or after check-out.
Breakfast is not included, but our guests enjoy a special discount at a nearby restaurant on Frederick Street.

Set within a beautifully restored Georgian townhouse at 45 Queen Street in Edinburgh’s elegant New Town, Queen Charlotte St Guesthouse offers a blend of classic character and modern comfort. This prime location puts you close to the city’s attractions—just a 15-minute walk from Waverley Train Station, 4 minutes from George Street, 7 minutes from Princes Street, and 11 minutes from a tram stop with direct airport access.
Rooms are designed for comfort and convenience, featuring free Wi-Fi, private shower room with toiletries (shampoo, conditioner, shower gel), smart TV, electric kettle, and KRUPS Nespresso coffee machine.
Accommodation is arranged across three traditional floors: (Rooms 1, 5–10: Ground floor); (Rooms 2–4: Lower ground/basement); (Rooms 11, 12, 14: First floor).
If the floor number is important to you, please check the room location before making your booking. We are unable to change or upgrade room allocations if you are not satisfied with the floor level after arrival, so please book according to your preferences.
As with many of Edinburgh’s historic buildings, there is no lift. Porter is available daily from 4pm until midnight for luggage assistance—simply call the Porter/Concierge number at the entrance if you need help. Self-check-in details will be sent to you before 11:30 am on arrival day, making your check-in flexible and hassle-free. Please note, the property is not suitable for wheelchairs or guests with limited mobility.
There is no on-site reception or front desk, but you can always message us if you need assistance. Luggage storage is not available on-site, however, we can recommend trusted providers in the city centre for your convenience.
We operate a strict no-smoking, no-pet policy. Breakfast isn’t included, but you can enjoy a discount at our partner restaurant on Frederick Street. Several multi-storey car parks are nearby, including NCP Castle Terrace, St James Quarter, APCOA Waverley Station, and Q-Park OMNI.

Prefer to use public transport? Frequent buses from Princes Street get you to the Old Town and other city landmarks quickly and comfortably. The Princes Street tram is just a short walk away and connects you to key locations across Edinburgh, including the airport.
Food lovers are spoiled for choice, with Thai, Italian, Korean, Spanish and French restaurants all within 12 minutes’ walk. St Andrew Square and St James Quarter also offer great dining and bars less than 15 minutes away.
