Located on the outskirts of Ciutadella de Menorca, the luxurious Villa Xipell 9 sits in a quiet residential area with little traffic. This modern holiday home features bright rooms, a living room, a well-equipped kitchen, 3 bedrooms, and 3 bathrooms spread over 2 floors, accommodating up to 6 guests. The upstairs bedroom provides direct access to the upper terrace. Amenities include Wi-Fi, fans, washing machine, air conditioning in the bedrooms, and a TV. Outside, you’ll find a terrace with an awning and barbecue, as well as a large pool with sun loungers. Both here and on the upper terrace, you can enjoy fantastic views of the Mediterranean surroundings and a relaxing holiday. The nearest supermarket is 1 km away, and the center of Ciutadella de Menorca—with many restaurants, shops, and bars—is just a short drive. The nearest sandy beach is 600 m away and can be reached in a few minutes by car or in less than 10 minutes on foot. Parking is available on the street. Please note: the owner lives in the villa’s basement with a separate entrance and comes daily between 7:00 and 8:00 to water the plants and clean the pool. Guests under 30 and parties are not allowed.
