Escape to The Ranch by Humble Abode, our family-friendly retreat with lots of entertainment options; pool table, table tennis, tennis/basketball court and handball court. Cozy up by the fireplace or gather around the fire pit for s'mores under the stars. Indoors, an Xbox, piano, and board games offer endless fun. With space for up to 12 guests, it's the perfect destination for a couple of families to get away and make memories to last a lifetime.
Important: All reservations require completion of guest verification and selection of damage coverage via integrated third party provider Charge Automation: either a 800 refundable deposit or a 49 non refundable waiver which covers you for up to 800 in accidental damage. These steps are mandatory to finalize your booking
Pets: Not Allowed
Damage Protection: Guests must select either the 800 deposit or 49 waiver covering accidental damages up to 800.
Agreement/Verification: Guests must agree to rental conditions and may be verified with government ID and selfie.
Guests: Max 12 Extra guest fee: 50/person/night beyond 8 guests (fee included if booked for correct guest #)
Registered Guests Only: No unapproved sleepovers.
Quiet Hours: 10pm–7am.
Check in: 3pm (key code in guidebook from 2pm) Early arrivals may be asked to help clean.
Check out: 10am. Ensure speakers and chargers are plugged in and unmuted.
Bin day: Wednesday -please put bins out Tuesday and bring in Thursday.
Smoking: No smoking, vaping, or e cigs indoors. 200 cleaning fee applies.
Fire Pit: Not to be used after 9pm.
Fireplaces: There are two in the loungeroom. Do not use open brick fireplace. use will incur a 200 cleaning fee.
CCTV: External cameras for property security.
Damage: Accidental Breakages under 800 covered by waiver if purchased; please notify us so repairs can be made before the next booking.
Parties: Not allowed. 400 fee + cleaning/monitoring costs. Ask if unsure
Gardening: May occur during stays.
Monitoring Fee: 200/hr if rules are breached.
