+ Located in a very elegant and calm sestiere of Venice - Dorsoduro, a couple of minutes from Accademia stop of vaporetti. + It's a charming villa with a historical feel which has a lovely garden (therefore, especially recommended for stays in summer/spring/autumn) + My single room was tiny but very practical (a safety-box, a mini-bar, a kettle, wifi worked well). Comfortable bed. The view was great: you could even see a little part of Canal Grande. + Tasty varied breakfast + Friendly staff + The price is Venetian but reasonable. Recommended!

Claudio and Antonia are the best hosts I've encountered in my travels. First, my flight arrived late, I mean very late, and Antonia waited up for me until I finally got there around 1AM. The room was amazing. So clean, with a traditional Italian décor. I slept very well that night. And then the view, wow! I walked out on to my own terrace right on the lagoon. Right out of a dream. Antonia and Pino helped me with my lost luggage and train tickets in the morning and then gave me directions to enjoy a few hours in Murano before making it back to Venezia. I was met by Claudio in Venezia. The location of this new property is perfect - near San Zaccaria / Arsenale. This property is new, I think it's not even totally open to the public, but it's looking like it's going to be a great little hotel. It's so close to everything including a convenience store around the corner 3-4 good restaurants like Alla Fonte, which Claudio recommended, and many other service. From there, you can also walk to the main attractions like the Piazza San Marco, the Palazzo, the Cathedral, etc. Claudio was an excellent host. He met on the bridge near the vaporetto pier and helped me with my luggage to the hotel. He went out of his way to help me with my lost luggage issues including calling the airline office in London and multiple times the airline baggage service office in Venice. In addition, he made recommendations, directions, and provide an unsurpassed level of attention, every single day. I highly recommend staying herre anytime.
