everything - the room was great, the bathroom even had a tub. Hilary was very friendly and welcoming. the location is great, you can walk easily to Calton Hill to enjoy the view over Edinburgh, the train station is not far and there are several bus stops nearby. also, the breakfast has good options :)

the facility is a 10-minute walk from the strict tourist old town. in the close vicinity there is a shop, pubs, bakeries, restaurants. the facility itself is a cozy place. We were welcomed by the delectable owner, we got the keys earlier than expected. The room was clean and the bed was very comfortable. We highly recommend breakfast, fresh juices, compote, fruit and small snacks to choose from while we wait for the owner to personally prepare a wonderful English breakfast. in the room iron and ironing board, fridge, tea and coffee making set, hair dryer, cosmetics set. If we return to Edinburgh it will probably be Mr Tommy.

Everything was clean and very nice, I had a great surprise. We were travelling non stop to a few destinations and this stay was my favourite. Roy was very kind, we could borrow some adaptors for our phone/laptop. You have all the amenities needed, and it’s from walkable distance to the center of Edinburgh. I would stay here again!
