The property was very close to Armenia Railways Station/Metro Station (about 10 mins walking-straight distance) that was the primary reason, which we chose to book the property. Also, the host family was awesome, we chatted and shared drinks/food together in the evening even though we didn't speak the same language. Plus, the host let us to rest in another room while our room was being clean even though we came to check-in early.

Great place. Comfortable room, everything new, hot water, slippers, shampoo, and shower gel. The room has a shower. There's a shared kitchen and washing machine. The owner is a nice person, he met us and showed us around. I recommend it to all travelers. It's very quiet.

Excellent position, about 15 minutes on foot from republic square, restaurants very near, cascade 20 minutes away on foot. Armenia is a very helpful, kind and smiling owner. The room is like a homestay, that means the bathroom is opposite room and a shared kitchen is outside too. But room is spacious, very clean, it has anything you may need photosas in booking. . Value for money.

This is a nice small boutique hotel located in quiet rural neighborhood. Hovewer location is very close to the city center and one of the modern malls. The host is exremely helpful and friendly. Highly recommended.

Great guest house near the centre of Yerevan, yet in a quiet street. It is situated just under the Kond district which is super interesting. We had a room in the attic but it has aircondition that cooled it down. The host was very helpful and kind. Whole house was very tidy and there was a possibility to hang clothes on the balcony after washing.

Location was exceptional, located footsteps to Cascade, in the city centre, but very quiet. Beautiful view from the guest house, covering whole Yerevan and Ararat mountain as well if you are lucky enough :) Rooms were tidy, hosts friendly!

Great location - not in the city center but near to metro station, so you can enjoy peace and quiet. The host is a very polite and kind person, and he replied fast. I was even able to check-in earlier than official schedule. Breakfast was also very good, always served on the agreed time. Bed was really comfortable. Everything was clean.

Everything was absolutely awesome. Asine and Garik are great hosts, very welcoming and warm! I enjoyed every moment of my stay at the guesthouse. Spacious room, everything is clean and cosy. Nice kitchen, perfect location (very close to the metro), shops around. Very quiet at night. And - it was super warm in the room and in the whole building!!! It was important for the winter time. Definitely will recommend it to my friends and will stay here next time with pleasure.
