Great location, nearby P.le Roma ( bus to airport or Cortina or Treviso) and Train station St Lucia.
15-20 min to San Marco by foot. Very quiet area despite of central location. Super nice and elegant owner Romano.
Special Venetian atmosphere created by small details and Romano himself.
Delicious breakfast ordered by menu. First it was confusing but then you realize how it works.
The room was very warm and you can regulate the heating!

The hotel is in a very calm, silent spot in the city. The vaporetto was in a close walking distance. The design of the room was very good, elegant. It was clean. The staff was very friendly and helpful. We had to check out before breakfast time but the lady packed us food and orange juice. The whole experience in the hotel was pleasant. The espresso was very good right from a high-pressure machine.
