I felt very comfortable. The Rooms were clean comfortable. Host Waseem was great,he was very helpful and kind.I could contact him without any problems. The Location is perfect and I would come back.

Brilliant Landlady, our train was running very late after our original train from London was cancelled, she stayed up to make sure we could get in, she was very friendly & welcoming & our room was lovely, 1 big double & a single with new bedding. On suite was was fine for what we needed with free toiletry’s. Location was superb, only a 4/5 minute walk from Preston Station & a lovely pie shop opposite selling all homemade pies the following morning. This is my 5th time at this Hotel & it always delivers, the price is very reasonable but don’t let this put you off. I would rate this hotel better than any Travelodge or branded budget hotel, tea & coffee making facilities in your room along with tv etc etc.

The room was very clean. Bed extremely comfortable. Heating was easy to use and room heated up fast. Shower hot and powerful. Very good value for money. Gave us extended check out as one of the party was in hospital and could get make it out for 11 for free.

A beautiful venue set in bucolic farm land next to a canal amongst a lovely garden. A 1787 approx building modernised but with all the oldie touches. Very comfortable, a very nice host and a huge breakfast. We couldn’t ask for better.

This property was beyond my expectations. Exceptionally welcoming hostess, beautiful room, complimentary wi-fi and even provided a light breakfast. This will now be the property I always book when visiting this area.

The owner is very friendly and the breakfast was amazing. I went out for dinner in the centre of Lytham St Annes which is a 3 minutes walk. Rooms were clean and very comfortable.
