Full facility is brand new from 2024. Rooms have very good standards and despite we took the small one was totally enough for me and my gf- inside the property there r 4-5 parking spaces that can be used. This is a short 5’ walk to the center with nice restaurants around also. It is family run , the son is managing the admin always with a smile and the mother takes care of the breakfast which was excellent buffet style and again always with a smile.

We spent three unforgettable weeks at this beautiful family-run villa and truly felt at home from the moment we arrived. The service was excellent, and the warmth and friendliness of the staff made our stay more special. The location is ideal, just a short 15 minute walk to the beach and within easy reach of all local amenities. One of the highlights is the little on-site grocery shop, which is very affordable and stocked with the essentials, from fresh food to household supplies. Our studio was comfortable and well equipped, featuring a stunning balcony with breathtaking views of both Butrint Lake and sea. Laundry service is also available upon request, which was a great convenience during our longer stay. Without any doubt I’ll be booking here again on my next visit to Ksamil. Highly recommended for anyone looking for a cozy, well-located, and genuinely welcoming place to stay!

Everything was great, you can go to the beach in 3 minutes by car, 8 minutes on foot, but it's a little uphill, so it's better to go by car. You don't need a car to get to the center of Ksamil, it takes 5 minutes. The building is new and everything is new and clean. The owners are helpful and friendly.

The family running the hotel is super friendly and kind. They’re always happy to help with anything you need. I really enjoyed spending time by the pool — it was always clean, with comfy sunbeds around it. Breakfast was full of fresh veggies, delicious watermelon and other fruits, pancakes, local cheeses, and eggs. The staff genuinely cares if everything is okay, and that’s exactly how it should be. The hotel is brand new and very modern. We send greetings to Ronaldo, who took great care of us throughout the whole stay. Totally recommend!

We came in November so almost everything in the town was closed. The flat itself was lovely and we had everything we needed (we cook a lot ourself). Initially there was no oven (though advertised) but when mentioned on arrival they got us one. The staff were helpful with questions and the quiet beach was lovely.
