The property is beautiful! Very well decorated, comfortable beds, a large balcony and the apartment as a whole is very spacious. The rooftop pool is also lovely. There are great facilities on site including the gym, and the location is local to a supermarket, taxi rank and bars. The host was fantastic and very responsive. They also left us a lot of water. Thank you!

We seriously lucked out with our stay here.
We seriously lucked out with our stay here. From the moment we pulled up to the quiet location and sea breeze we were over the moon with the place and it only for better from there. The accommodation is spacious, clean and well equipped. Julian was a super host and made sure we were happy throughout our stay. Antal has friendly, helpful staff full time that even brought us fresh coconuts our first day. There are kayaks and paddle boards available for use and loads of fun games in the communal area. We spent a few blissful days just at the salt water pool enjoying the views.
I cannot recommend this place enough and we will be back!
The one detail I would add is you really need a car to make the most of the area.

Tulum is growing way too fast, with an obvious scramble for real estate and tourist dollars, and a neglect of basic infrastructure. Beach access is difficult, with paid parking, and taxis are ridiculously expensive ($25 to go 1/4 mile). The residential area (where the affordable accommodations are) is quite a ways from the beach, and pretty dirty. The unpaved roads are so rough as to be nearly impassible - but are the only way to get to some of the condos. I suppose if you stayed at an all-inclusive it might be nice, but that's not for us.

Small typical town for the area without many tourists. A couple of good local options for simple restaurants (we ate at Los Primos) which offered good food at reasonable prices. Felt perfectly safe to walk/drive around after dark here as well.

Tulum city was completely disappointing (except for park Jaguar and archeological site) so I’m so glad we stood in “zona hotelera”. We chose a hotel who was in walking zone to “escultura de la luz” and almost all the time we walked through the beach because the road is terrible. We heard all kind of stories and didn’t want to risk so we booked our excursions in advance to Chichen Itzá, Coba, Cenotes, Tulum, Akumal and Xuan Ka’an and couple of times we used the app in drive to get to some further restaurants or to the city. We loved La Eufemia for a relaxed local chiringuito, had a great treat in Ana y Jose hotel and party at Bagatelle. To pay we chose the Revolut card, you can charge it immediately and pay and tip with the mobile phone (although tip we like to leave it in cash if possible). We used exchange office called Capital (in the city center and in zona hot.) The greatest thing was the private tours because we really get to know the people and the reality of Tulum and Mexico. It’s always better if you speak Spanish. They are really grateful. Absolute adventure and xian Kaan community are the platforms we used and we were delighted. We enjoyed Tulum before the hordes come for Xmas but when sargassum was already gone. First half of December, great weather, no crowds, clean beach. I hope I can come back one day soon.

The apartment was tranquil and quiet! A perfect place to rest! The host (management company) was very proactive, responsive and efficient! Great AC and a lovely pool! The king size bed was so comfortable! Definitely stay here! And definitely book a meal at Probadita (you can walk there from the apartment)! There are quiet roads to run on if you enjoy jogging like I do!
We were unable to cook because there was an induction burner without induction cookware. However, the host said they will look into this with immediacy! There was no closet or drawers to place our clothing and the electrical outlets were in strange locations (a bit difficult to access).

Nobody tells you about the toxic tap water which is contaminated with sea water and definately not fit to drink. Hotels apparently don't seem to care in not providing water treatment and do not supply bottled waterunless paid for. Some really good affordable restaurants in town. It is rather a dirty, rubbish strewn town and is more expensive for everything than say Puerto Vallata and other popular coastal locations. Both the airport and train station are brand new but lacking a lot of facilities. We will be returning to Mexico again but not Tulum, most disapointing.

Lovely town away from the tourist trap. It felt safer than Tulum town. The locals are very friendly.
One grocery shop and 3 restaurants. We recommend Los Primos. Great service, prices and the best food we had.
