Lucio was simply amazing and thoughtful. Walked us through the entire house making sure we knew where everything was located and what was at our disposal. He wanted to ensure both our safety and well-being, and at the same time drawing attention to the security of his home. Simple and clear instructions. The place is newly renovated and it shows exceptionally well.
Unfortunately we only stayed the one night since we needed to be at the Trieste (Ronchi dei Legionari) Airport early for our flight. The airport is literally a 5 minute drive BUT noise level was barely noticeable for the odd late night flights in. Overnight flights are not allowed.
Restaurants are within manageable driving distances in nearby Begliano and Monfalcone. Lucio suggested several places to eat at reasonable prices. Grado and Aquiliea are about 15-20 minutes by car. Trieste is about 55 minutes away. Still a beautiful drive along the coast!
Beds were very comfortable and there was PLENTY of room for luggages, seating and personal items throughout the house. This is not your 150sqft hotel room!!! There's even a working towel warmer in the bathroom, with washing machine, toilet and bidet. The shower area is roomy and safe.
The house has a private driveway and gate. It's located in a quiet neighborhood on a closed side street; no through traffic.
Breakfast option is basic, with dry goods for toast, jams and coffee/tea. Water is provided in the fridge. If staying longer visit nearby Lidl, Aldi or SPAR groceries to top up for your stay. Kitchen is well equipped, including dishwasher.

We had the pleasure of being among the very first guests to stay at this charming new hotel, and it was a lovely experience. With just four rooms, it has a cozy, boutique feel, and everything inside is fresh, modern, and thoughtfully designed. You can really tell a lot of care went into creating a comfortable and stylish space.
The owner was incredibly friendly and welcoming, making us feel right at home from the moment we arrived. While the breakfast wasn’t a full course meal, it was perfectly fine and a nice start to the day.
Overall, it’s a great little spot—perfect for a quiet, relaxing stay. We’re excited to see it grow and definitely recommend it to anyone looking for something new and personal.

I was researching somewhere quiet to stay for one night...
I was researching somewhere quiet to stay for one night before an early morning flight home from Trieste airport back to the uk and i found Statranzano -Donatella gave us directions to walk to the property and back to the airport - a code to get throught the gate also meant we were able to leave the property at 3.30am for our 20 minute walk to the airport. Likewise if we had chosen to arrive later for our stay we had the option to use the code. The property was perfect in a peaceful area and the room and facilities were excellent.

The house is easily accessible, parking in the yard. The rooms were clean, the breakfast is provided downstairs, it's a self-service, toast, biscuits, croissants, marmalade, butter, tea, different types of juice, water; coffee from a vending machine. You just leave the key in the basket provided at checkout.

Beds and mattress were uncomfortable, the property is ok for a few nights stay but not more than a weekend. Only one set of towels were provided for a 9 nights stay. The host did not offer cleaning nor fresh linen or fresh towels. The property is looking tired and dated and in need of a fresher decor. Bathroom facilities are good however the bathroom itself could do with a bit of TLC. The communication with the host was good.

The position of Monfalcone is just perfect - beaches, Miramare castle and Trieste and Udine are just a stone’s throw away. The city is nice, with a beautiful historical buildings and monuments, but the atmosphere there is just not so friendly.

There is no basic store nearby to even buy a bottle of water, there is a lot of garbage, the seaweed is not removed after the tide, there is a stench, the municipality does not monitor this, the green area around the beach is covered in shit, although there is a toilet on the beach

Monfalcone is not the most touristic place to be. we were there for a regatta so we visited, the sailclub/marina! we visited Slovenia (the caves) visited Trieste, Udine, Grado,... Monfalcone was fine, and a good place to start these visits. I like the authenticity and it not being touristic,

We always receive a warm welcome. The hotel staff were extremely kind and helpful with any questions or requests, such as arranging our taxi transport to and from Trieste Airport. They even prepared a cup of cappuccino and a brioche for us at 5 a.m. before our departure! PS. there is elevator.
